Residential Home Inspections

Our residential home inspections are completely comprehensive. We will accompany you through a walkthrough and inspection of the home you’re interested in buying or selling, and assess its condition using our multi-point home inspection checklist.

Residential Home Inspections

A commercial building inspection involves examining a property to determine whether it meets applicable codes and regulations. This includes performing an overall assessment of the structure and determining whether it is safe and suitable for occupancy.

Commercial Inspections

There are architectural requirements that builders must follow when constructing a new home. These include city and state code requirements as well. Some issues that could arise during a pre-drywall inspection include improper or missing nails in joists, broken roof trusses and roof rafters, improperly installed plumbing, electrical components, or rough-in elements, and problems with windows or exterior doors.

Pre-Drywall Inspections

Newly constructed homes need an objective third party to inspect. The city or county inspectors often don’t catch everything, but we’ve been trained to have a keen eye for anything that could compromise a new home’s lifetime or safety.

New Construction Inspections

Most builders offer a one-year warranty on a new home. We perform a full home inspection before the builder’s warranty expires. Just because your home is new, doesn’t necessarily mean it is defect-free. At your 11-month mark, take advantage of your last chance to take advantage of your warranty!

11 Month Builders Warranty Inspections

Radon is colorless, odorless, and extremely carcinogenic. According to the EPA, radon is one of the leading contributors to the development of lung cancer, behind only smoking. For this reason, regular radon testing is key whether you’re a homeowner, or you’re interested in purchasing a home.

Radon Testing

The purpose of an infrared scan is to find issues and catch them before they become a major problem. With the use of our infrared camera, we can help identify moisture, insulation, electrical, HVAC issues, and more.

Thermal Imaging

Are sinks and tubs emptying too slowly? We use a special camera to scope the sewer line to visualize any blockages that are interfering with the plumbing system’s proper drainage. Finding and addressing such problems now can head off catastrophic and expensive repairs later.

Sewer Scope Inspections

Termites can go unnoticed until they cause catastrophic damage to your home. Whether you’re shopping for a home and suspect a termite issue, or you think your current home may be affected by termites, we can provide you with comprehensive testing, and help you understand your options for termite remediation if we do discover an infestation.

Day of Inspection

Should I walk around the house with you?

Absolutely. I’m happy to explain everything I’m looking at. There will be times where I need to focus and evaluate, but feel free to tag along and ask questions.

Can my agent be there too?

Yes! Agents are encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

The Report

What should I be looking for?

My reports have lots of images to help you recall what you’re looking at. I break down my reports into areas that are safety hazards and other recommended items to fix.

The summary will be the most helpful area of the report, right at the top.

Will there be recommendations on who to call?

With each defect, I include which type of contractor you will need to search for to get quotes.

I have a few contractors that I’ve worked with in the past that I can recommend. I still recommend you contact at least 3 in each area for quotes and do your own research.
